Phase II Environmental Investigation
A Phase II Environmental Investigation is an in-depth study of identified REC's (Recognized Environmental Conditions). Phase II Environmental Investigations generally include sampling and laboratory analysis obtained from groundwater, soil borings and/or test pits. The results of the Phase II Investigation can assist a client or lender with determining the necessity and costs associated with potential property remediation.
The goal of a Phase II Investigation is to identify the presence, extent and nature of contamination in the area or property of concern.
